I’ve focused mainly on Florida but have also looked at options in Sacramento and other slightly more remote locations in CA.While I’m familiar with value-add strategies (ADUs, renovations or storage rentals), these seem like heavy lifts for modest gains.

The most useful switch I made was from a vendor who kept insisting the water was fine (it wasn't and no, the chemicals didn't just need more time) to a true pro who doesn't gouge us for maintenance and does a consistently great job.

@Tanner Davis If you want to pursue either a fix/flip or BRRRR strategy, it sounds like you might need to find a partner/investor that knows you well and believes enough in you as a person to invest money in a project. 

To the point where there was very little partnership or strategy alignment, and their advisors were ignoring our request for our 30 minutes in their email responses. 

If you choose to go with this strategy you could complete your exchange and immediately do a cash out refi.

You can adjust them and shorter PPP's tend to have higher rates than long PPP's so keep these in line with you strategy with the property whether you want to hold long-term or refinance in a few years.If you're still looking for financing I'd be happy to help.
