So I found this deal where the price was $110K obo & I contacted an agency that said that they would coach me, fund the entire project, and then split the profits.

Sometimes my job becomes to teach and coach, even on the other side of the transaction.

The reason for this is because I have learned from a coach that you don't want to get caught up in a chain of wholesaler A (number from the sign) give wholesaler B (you) the property and now you are trying to find a buyer.
