The home health services industry struggle with the cost of providing services where clients are spread across a geographic area.

From my experience, here are a few property management companies that my clients have worked with:ERA Solutions: They have a strong presence in C-class neighborhoods.Realize Property Management: Better suited for A and B-class neighborhoods, though they do manage some C-class properties.Ohio Elite Management: Primarily focuses on B and C-class neighborhoods.

For every #2 scenario (an easy transaction) there are probably 9 #3 scenarios when agent shows 20 houses to clients who don't end up buying anything and the agent makes $0.

I once had a client who sold a property in California and used a 1031 exchange to purchase in Arizona, thinking they were in the clear.

All 3 are great books to read, and give to your clients.

I give advice around this topic to clients every day and want to know if I'm missing something. 

We absolutely prioritize growing our clients portfolios and they still account for close to 65% of our monthly closings.  

When you have a client that needs management, you refer them to your preferred PM for a fee.

Hi Chad, @Denver McClure and I are working with a client on a 1035 scenario right now and it is an easy process.

A lot of my clients buying in FL are happy with minimal return but are buying for second homes, tax benefits, etc.I would stick with value add - with refi you can still achieve high CoC and a good equity position.
