If its a VA outside the US, commission only is almost impossible to do (I run large call center outside the US that does this every day).

The area right around the KU medical center and into Overland Park can be good too.

Ideally, it would be great to deal with a company that has a call center where I could pass on these leads.

While specific neighborhood recommendations can vary based on current market conditions, areas close to universities, medical centers, and business districts tend to have strong rental demand.

I have some nice properties near med center (my highest NOI property, on Brompton, is near med center.  

I run a call center for real estate so we deal with this a lot.

.- the guy is also selling jet oil from saudi arabia- their office is located at medical center haha- he's probably ex mortgage officer from obsidianmortgage in FL - his customer is so unsophisticated lol

There is development going on in the area as well as expansion; new hospitals, medical parks, mixed use shopping centers, small residential communities and spot residential homes. 

Something tucked in the corner of a shopping center, or outside of an anchored center in going to be harder to fill, just like rentals in a crap area, that hasn't been redone in 15 years is harder to fill.
