The lenders were very good and communicating at first, but as we got close to closing, we could not reach a single person in the company during business hours.

We have always said we will run our business, as much as possible, as if it's 10x the size it currently is.

My opinion is a lack of business organization.

Thats how it makes sense from a business perspective.

For structuring your business, consider whether you actually need an LLC or if umbrella insurance might be a simpler alternative.

:I had a consultation with Andersons a month ago... his youtube videos are great and a lot of good information... but they have packages... and are VERY VERY expensive... for the same setup as other companies for a lot less.I contacted Royal Legal Solutions as well... packages as well and expensive.I also contacted the Small Business office in Kansas and a couple of local lawyers.So far Mark J K has been the best consultation and fees as very down to earth... but will confirm tomorrow :) 

The best way to think about it is you're in the business of renting a property-that business isn't operational until it's ready and available for rent (aka in service). 

You may have to do this several times for all the different tasks being done.The only labor cost not covered by this type of online inquiry is drive time from the businessto the property, to the store & back for supplies and then back to the business address.

Business owners won't want to get tied up in litigation and if there is a good chance they will lose, it is easier to simply follow the contract.How would that work with a lower-end tenant?
