I have a better understanding on how to structure the next deal and am just brainstorming how to put this deal together the way the pro's(you and others that have contributed on BP) are suggesting.

Hi BP House Flipping Community,Today I would like to discuss and brainstorm how to structure a single house flipping.First, I will lay down what I know so far.Then, I would like to hear other members fail/success's story and other methods they use to structure their flip, while maximize leveraging.I have been spending a lot of time educating myself in the residential multifamily space, but I lack a single house flipping.I also understand that getting into REO single family from Homepath is cheaper than multifamily.REO home for investing only required 10% down payment and 15% down payment with up to $35k renovation money - ping me if you need a reference the lender who gave me this information.The Structure:1) Find a single house with a deal (MLS, wholesaler (or agent), marketing ...).

@ Dave - It is nice to see someone new come here, take quite a bit of flack (not directed at you personally of course) and have thick enough skin to stick around and engage this community - that says a lot about you personally.To be clear (to avoid any misunderstandings) my comments regarding the show are about my distaste for the untrue I know to exist in many other shows and has nothing to do with you personally.I respect your comments back and have enjoyed this back and forth "brainstorming" and critique of your show (and all reality shows).

The seller is also brainstorming ideas on how to satisfy the bank.Any other recommendations or ideas here?
