After I initially posted I decided to get J Scott's book on flipping houses, and it has been the best book I have read on the topic thus far!

I just ordered the book I think it will be a great read.

Yes the Rich Dad guy but this book is about how to build your investment team and that is key in this business.If you haven't read "What Every Real Estate Investor Needs to Know About Cash Flow..." by Frank Gallinelli (http://amzn.to/Zv0Zph) yet I would put this on the top of your list.

That book is written by people who worked for the company that writes the test.

I wake up at 2 sometimes it difficult but a good book is a good book.

If you're looking for more reading material, one book I really enjoyed re: multifamily is Commercial Real Estate Investing by Dolf De Roos.Deal syndication on apt communities is what I do and it's a darn good biz model so you're pursuing a very good path!

From there every book I have read has been about real estate investing, business, or biographies on successful people.In my drive to learn more I obtained a real estate license in the state of Connecticut.
