Now with scope creep anytime you open a wall expect its going to cost more. if you are doing paint and carpet that is one thing but the moment you start renovating bathrooms etc. expect the cost to increase as you do not know what is behind those walls.

In my mind, the agreement would look loosely like this: The option buyer pays an upfront fee to the option seller, giving the buyer a right to buy the property at any time between now and a certain date in the future, for a set price.

Jesus only mentioned tithing to illustrate how hypocritical the Pharisees were but you can bet most preachers won’t preach it that  way .just like when you hear of the parable of the “ widows mite” preachers are quick to say it’s an example how we should do sacrificial giving down to the penny  like the old widow did when it was actually when understood in context as another example of Christ calling out the Pharisees and how they extort people !

Just curious how it really  turned out if it only made 10K average investor who would have had to borrow money would have been in the hole on this flip..So if you care to share the details I bet others would be very interested.OH i see your with velkesman I know those guys they charge money to get into their program..
