I only made general comments and gave specific examples of how it works in the real world.I just want to ask you to be mindful of the words you use on the forum, just because you are fortunate and was able to invest just what you can loss does not give you the right to call anyone foolish. if you have a personal beef with mmc keep it that way.

That doesn't really make sense to me.It reads as though the bank WOULD be willing to refinance ($265k) under their normal guidelines (because you'd still have 25%+ equity in it), so what's their beef?

-as others have mentioned, assuming that you can find a decent new tenant, you may be best off to just let this one go, keep the deposit, find a new tenant, and remember the lessons learned from this experience (and beef up your screening process and lease accordingly).Good luck out there!

However, my main beef is that this law went into effect mid 2008, but it's now 2017 and there still doesn't seem to be an abundance of licensed GCs in this market, at least in investor circles.

I am now lining up to give notice to renew for year two and the seller is demanding 5,000 to extend my option and he is removing the ho exemption which was never addressedid causing my rent to go up an additional135 a month on top of the 200 a month cap... can someone please tell me if this is normal or if I beef am attorney?

If the buyer was aware of precisely what he was buying...and it sounds like he was....I don't really see the beef.
