Our current weirdest expense involved a dinner plate sized hole in the bottom a bathtub which the departed (not dead, just moved) tenant described as a "minor crack due to normal wear and tear".

To my understanding you have to rip up the floor anyway to repair this issue, which is more then likely due to the poor tile and deteriorating grout job around the bathtub letting water leak down.

They had smoke stains on the walls, burned old blue carpets, pink bathtubs and garbage everywhere but they just trusted that I’d make the old units look like the one I had just finished.

For several years our one Section 8 house passed without issue; then a new inspector was hired and we failed due to mold around the bathtub (actually mildew from tenants failing to scrub out the bathtub).
