In case of such damage, the landlord shall deliver or mail to the last known address of the tenant within 30 days an itemized statement of the damages allegedly caused to the premises and the estimated or actual cost for repairing or replacing each item on that statement, attaching copies of the paid receipts for the repair or replacement.

Which is of course fraud, but their coaching fraud was verbal and your occupancy intent fraud was in writing & notarized, so guess which of the two cases of fraud (the allegation of verbal fraud on the part of the HML v the notarized written fraud on your part) a judge is likely to believe actually happened should it come to that.

The one positive aspect was they paid me fast, but after I had to do THEIR job repeatedly and exhaustively (I had to find and call SIX repair companies bc no one would touch a home warranty job apparently) bc I never heard from the ONE they “provided”, even after calling this alleged repair “company” myself after not hearing from them for over 24 hours!
