I've read that the 2+1 rule is unwritten law, but it seems like that's not a hard law anywhere.I have a 3 bedroom 1 bathroom property and had an applicant that wants to move in with 6 adults total and two children.

The key is knowing if a national or regional tenant would want to go in there.Larger spaces I have seen entertainment complexes, workout facilities, churches, indoor trampolines, outlet stores, etc.Additionally you can take a large space and cut it up to lease to multiple tenants at higher rates per sq ft.

You really should not be entertaining into notes as an investment idea unless you have enough capital to work through the default potential of the loan.There are plenty of sharks in the market who will sell you an asset and not think twice about any potential capitalization issues you may have in the future.
