You can bypass the longer seasoning requirement with a debt service loan. 

Additionally, don’t overlook Memphis, which has great potential for rental investments as well.

And if still in Spain, how long until it's in US and is shipping additional or is price landed? 

Not a big fan of LTR furnished units, the additional wear and tear isnt worth it in my market and of course smoke smell can be hard to get out. 

But if you're able to figure it out and get it built, you can rent out the units and essentially BRRRR it and pull some/all of your equity out to repay your debts, yourself, and potentially keep the investment cycle going. 

My goal is to live in the home during the winters, maybe 3-4 additional weeks for vacation, then rent it out to help cover the mortgage the rest of the year.

We prefer no debt (we are not from the US originally).

Ask whether or not the insurer is licensed as a foreign or non-United States (alien) insurer and for additional information about the insurer.
