@Clint Miller I’ve gotten my best deals over the holidays including my first where we made an offer on a property and gave them 10 days to decide whether they were going to accept it or not which included all the holidays and the holiday week which was slamming with business for this property.

I put in an offer in a house after talk to the sellers agent she set the terms, we accepted all the terms them she add that the “seller” would not pay for the buyer commission (My wife is my agent, somehow she found out that).She asked for full price, no inspection, no contingencies?

If accepted, I have my inspector inspect the property and provide me a report on the state of all systems and structural. then I use this report to build my scope of work and know what repairs need to be made. then I type out this list and solicit bids from 2-3 contractors/GCs/ handymen depending on the nature of the rehab.
