Our group works with a lot of investor buyers in south west Florida. 

Centennial allows them, but it's on the south side of Denver, and that's not quite as "hot" as the northwest and west sides of the metro area.

In Cleveland, places like Lakewood, Old Brooklyn, Brooklyn Centre, Edgewater, Jefferson and West Boulevard are some places that are good to explore. 

Question: We have two CALIF. condos (PGA West La Quinta & Lake Arrowhead), each earning $30K ann. as STR’s, w/3% loans, our son pays for one condo.

That's why a lot of people on the west coast invest in states like Idaho- slightly better returns, but it's probably the most landlord friendly state in the nation. 

I have been researching mid west cities to expand to and cannot find any that are 1%.  

Obviously this is an overall average but on the surface these numbers describe a typical West Philly, Olney/Ogontz, or cleaner North Philly deal, which from my experience make up a majority of the inventory available around that price point.What are everyone's thoughts on the health of the Philly market?

I am also considering investing in short-term rental properties on the West Coast.

They're on Camelback Rd just west of Fashion Square Mall, so a great location for tourists going to Old Town Scottsdale.
