I have 4 sets for that building and just swap out the spare when I have a vacancy.

What happens if the foreclosure sale date is near and the house goes to sale while this offer swap is going on?

@Kevin ManzI’m pretty sure they have a pro series where you can make master keys but you swap out the barrels (still easier and cheaper than locksmith, but overkill for me.)I only have 13 properties with a current average stay of 3.65 years so I just switch between 3 keys.

Since I'm investing in that neighborhood, I can swap out the fourplex with another similar fourplex to re-use.

There are some groups out there doing (or claim they can do) drop and swaps but to most sponsors that's just a tangled web of complexity so you don't see this very often.4. 

I'm planning to swap out the washer/dryer for a kitchenette, install a sturdier door between it and the rest of the house (or wall it off entirely) and that's pretty much it.

The current faucet itself is pretty old.Question - Should I just fix the current one, or swap out and replace it with a new one?

Not sure if this helps, but if there is already gas service to the property, you can swap out the oil fired burner unit of the current furnace for a gas fired unit.
