Just make sure you'll have cash needed outside to supplement your down payment so you don't lose opportunity to do the next exchange because of a cash crunch.

I'm interested in pursuing REI to supplement my income.

I picked through it and put the best in one side then supplemented with stuff I bought online and at yardsales. 

My current goal is to look for properties for cash flow opportunities to help supplement retirement income in the near future (4-8 years from now).

My overall goal is to ditch the full time job and get supplemental income for myself so that I don't have to work full time and commute anymore.
