Also, we're in the best season for STR's right now in the Denver Metro.

Not that much to do, pretty flat landscape, too large to be cute and too small to be interesting. 5 hours to a major airport.If it has to be Wisconsin to retire, I'd rather look at the west side of Milwaukee ("lake country") - it's pretty, you have lakes and at least some hills, 30 min access to a 1.6 million people metro area (Milwaukee) and you are in Chicago in an hour and a half.

I’m interested in getting my first rental property somewhere in Denver metro so I could self manage the property and increase my cashflow.

I had the ability to invest anywhere in the Metro Detroit area I desired.I intentionally chose Detroit because I was certain it would outstrip the suburbs in terms of appreciation, and it blows aways the suburbs when it comes to cash flow.I've been dead right on that for the last 5 years, and I don't see the trend changing any time soon.
