Meaning any of your Helocs can be closed or reduced at any point if any of your banks feel you are over leveraged, miss a payment, credit score drops, even by mistake it happens all the time.I would get rid of the Helocs and put some cash in your bank so you can use that versus a Heloc. 

Can I leave them off of the original purchase since they are gifting me the money (6 figures) or do they need to be on the original deed and then when I get the mortgage remove them?

Review the quality of the tenant base (do they have a history of paying on time, what were the original screening criteria, do they have applications on file).

Its up to the buyers agent to submit their commission desires on the original offer . .
