I own a split duplex in Nashville TN that has two gas water heaters in the attic above each apartment bathroom. 

I am a new investor who just moved to Nashville, TN from a small town in Arkansas and was very excited about all the new people and opportunities in the new city!

Too many new investors say “I should invest in Nashville or Austin or any other hot market”.

When I moved there a few years back (I've since relocated to Nashville), I picked inner loop multifamily under 20 units.

Also, I live in Nashville so we have booming job growth yet prices are overvalued.

I've given a slightly more in depth version of this elsewhere, but I expect commercial real estate here in Nashville will slow somewhat over the next month or two while investors and owners figure out what the landscape and future might actually look like.
