Gives you time to go do more deals and get more contracts accepted for the next one. 

I feel more at ease losing this deal and finding my client a better option.

I want to know more about the area and build a team that can help me purchase and manage properties.   

I am also putting together my own syndications to help other investors increase returns but even more importantly give them the time to live the life they want.

Cost segregations, bonus depreciation, etc.....are just ways and methods of writing off more or less at certain times.
