As @Eli Konig mentioned above, going into RE right now without a lot of experience and without knowledge of a local market I think makes TK a decent beginning option.I've been in communication with REI and going through their process right now.

Just meeting people and looking to connect for knowledge.

At least I am drawing my conclusion from my knowledge of algorithm, higher education and real estate experience on top of handling thousands of guests and residents with my own hands. 

However, I'd recommend discussing this with a knowledgeable mortgage broker to confirm the specfic terms based on your lender's guidelines.I once worked with a client who had a similar idea in San Diego.

You’ll often see sales with 100-200% swings within the same area, which makes having deep local knowledge and understanding the nuances absolutely critical.I do this for a living, and even with experience, comping in Detroit can still be challenging.

They need to have the knowledge and experience of what YOU want to do.

While in Florida, we really want to network and build relationships with realtors (who are also investors) that are knowledgeable on Florida's rental market. 

Instead trying to bait people in just go answer legitimate questions using your experience/knowledge and demonstrate the value you bring.
