One of my big goals is to buy two houses nearby me just in case my kids want to stay or come back to the area when their grown.

To focus on having less of bills for a potential loss of income is like getting a set of denture made just in case ones teeth rot out, vs brushing them (skills maintenance) to prevent the loss in the first place.  

@Justin Brown There are several variables at play here.

The 30yr would give me a little wiggle room in payments so just in case I had a couple months where living expenses went up, I would still be comfortable.There is my two cents.
