New interior doors and a new front door going up this weekend. 

My first reaction would do a more elegant/stylish balustrade, which would IMMEDIATELY set your unit apart from all the others, since interiors are how you're competing. 

The inherited tenants - with the farm of cats and dogs - I mentioned earlier, the renovation following their departure was pushing $25,000 .... yes, we changed the layout and upgraded the kitchen and bathroom ... but only because we had to rip-up the subfloor (and the interior partition walls which sat upon it).

Other than that, you still need to include insurance (interior coverage), power/water, property tax, mortagage.
