One of the nice things about a fixed 30 year mortgage is that it is a great inflation hedge.

This is all to say that a good cash flow is a dynamic metric, depending on the interest rate the bank will pay you on your money; the rate of inflation; the rate of appreciation of real estate, which is also tied to the inflation rate;  and also your equity stake in the property.In my portfolio, I focus both on cash flow, to meet my operational expenses; secure a decent level of cash reserves for the rainy day; and to build a war chest to take advantage of deals; as well as on appreciation to build net worth.

While it would impact some business plans more than others,  its probably possible to function with 5-10% a year rent increases allowed and vacancy decontrol,   but if we get the more extreme variety like what the far left wants  (inflation or less for increases,   no vacancy decontrol,  etc)  it will be bad.    

That's inflation and the cost of everything has gone up, it has nothing to do with landlords.

Appraisers are using sales 2 miles away in a densely populated urban neighborhood to try and support an inflated purchase price.

Real property is also a great hedge against inflation.

@Mauricio SandovalI was getting extremely high insurance quotes for our properties in Ohio, then I realized after reading forums on BP that you have to ask them to quote you on Actual Cash Value, not rebuild cost (which are extremely inflated during these times of supply issues).

That 5 years is coming up soon and Panamanian banks are struggling to provide a mortgage on the property due to the state of the economy (less inflation than the US, but also it's just not the US, so it's different).
