I live in the SF bay area, renting half a duplex in Sunnyvale ($2500/mo) and I'd like to find some way to live in this area long term buy obviously I've got to be clever about it.  

I'm seeking insights into the pros and cons of investing in Accessory Dwelling Units (ADU) in south bay versus buying a condo in east bay, particularly in terms of appreciation and cash flow.

Prices are high vis-a-vis incomes unless you're a Bay Area commuter.

Rents are strong and prices are relatively affordable compared to the Bay Area.

In CA we know largest demographics are Asian and Latino, eg in bay area if one want to find good Filipino food just go to Daly City or Newark.
