Agree, Ring or some other camera monitoring  system, security systems will  have issues with alarms &  beeping and other issues which might be a nuisance for guests.

What systems are in place to ensure all sub contracts are being paid and no mechanics liens are being filed?

One of the ones we did, the cabin had an upside down garbage can dug into the yard for a septic system.   

Smart Property Systems allows and owner to assign properties to an employee or associate. 

These types of places typically don't use alot of technology or have great systems, making it easy from a management perspective to turn things around. 

You must have good systems. 

Once you're ready for the next purchase, you will have experience, systems, and the confidence to tackle a bigger project like a BRRRR.

I have read mixed reviews on investing in this market due to pro tenant system, high vacancy and very slow price appreciation.

Though I am a small time landlord at present, I would like to develop a system for this move-out business.
