Apple, Google, Xerox, Fuji film, and Meta are all coming into the area. 5k people a month move to the area which has created a housing shortage, rent spikes, major appreciation (not just due to inflation) and you can still find single family homes for sale on the MLS in good condition for ~250k+ Tenant-landlord laws are landlord-friendly and taxes are low.

Make sure you document everything well - particularly complaints from other people, get a copy of the police report on the gas incident, make a formal record of his behavior and try to get it on film.

And if you realllllly want to add value you can offer to do something you see that could be a potential issue.When I worked in film I would always try to spot potential issues before they were a problem; Oh, look - we're running low on bags of beef jerky and I know that the grips will get pissy if there aren't any there for them to eat when they're on their afternoon break - better have catering head to Costco to buy some more bags of jerky snack.

If there was enough demand for the space, I like it and I've heard people can do well with daily rentals to film/photo/media, but I think it's too far from Philly and wouldn't be in demand enough to cover the high mortgage.

Made the house from a 2 bed 1 bath to a 3 bed 3 bath, so it has appreciated quite a bit since I've had it.Not sure I follow your tax comment but I don't really plan on selling the place since I want to end up with lots of passive income from rentals to make sure I can keep doing the work I love in film and TV.

The KMart conversion in Danville, Va was crazy to see as the units were popping up every few minutes while we watched the crew. 97,000 sf is A LOT of space, luckily the drone made quick work of filming and kept me from jogging it and passing out before I got to what used to be Sporting Goods.
