I'll bite bc I love the STR market conversation - Mammoth Cave in KY, New River Gorge in WV, Hot Springs in AR, Nashville, IN (the town Nashville located in Indiana), and any major college town that you don't hate with a growing population and level 1 trauma center hospital. 

But as an investor I see that as a high level of competition in a market that doesn't have enough draw for families (mine, at least).2.

Use a CRM and have a email campaign to convert it at a higher level. 

The truth is, if the owner did increase the rents and was operating the property to market conditions, and at the most optimal level, they likely wouldn't be selling the property.

In the short term, I aim to replace my monthly income from my current entry-level job, I dont make a ton of money so this shouldn't be too difficult.

When there is only so much land in an area the county or city tends to relax zoning to allow higher density levels over time.

So at my level I want to continue managing my properties .

Year round occupancy levels trend around 65%. 

But they use high level tech....pre screen, self showings, and the 1225 is the standard fee for first month lease up services including them drafting and getting tenant to sign lease..

There are going to be three levels of addressing this 1) things you can simply go there and do anytime (pick up pet waste and throw it away) 2) things you can do given proper notice (enter the unit and inspect, repair damage etc) and 3) things you can only do given proper process/procedure (notice to vacate, increase rent etc.)
