Get out and meet some other investors at meetups and that will help you curate what some of those ideas would be like in real life, with the input of others who have done it.

Cleveland Heights so far has been checking those boxes with hospitals/universities.

You can live in the suite and rent out the rest of the home. 

The checks tend to be much,much larger as well.
