Now you have gained $40k in an increase in net worth among the properties (not to mention the principle pay down or the tax benefit form property depreciation on multiple properties).I realize that having 4 properties would theoretically be 4 times the work, for the same cash flow.

My question is, is it better to divide ownership equally among the units so each owner has equal say, or is it better to divide ownership shares proportionate to their unit size?

In the future, I think you can just divide the utilities evenly among the units but if they aren't separately metered you will still be responsible for it financially.
