Maybe you could keep the white range black fridge combo and make look like it was planned.That looks like a nice ADA range.Maybe put the range and fridge on the empty sidewall as an L kitchen.In this mockup the uppers have no doors (not everyone likes this) with a drop down wall, and the lowers are a larger width (more $$).But this seems to control the space better, especially the upper space.Will it rent for more (???)

I pulled the following numbers from our Consumer List using the following criteria:Homeowners, Age 50-89, Home value up to $250,000, purchased 1998 or before, single family  homes in the Boise area counties.The second column is a subset of the first where the homeowners have a low Financial Stability Score (FSS) Ada, ID        6535 1087 Canyon, ID 1516   560 Gem, ID      103     38 Owyhee, ID 78      54Unfortunately, Boise County doesn't have much on homeowners even on the consumer list.

The plan here is to hold the building and, down the road, if/when the main tenant leaves, convert the first floor into a small bar w grill to be owner/occupy.Issue: over the past three years, the current owner has spent $28k on upgrades, improvements, repairs (bringing building up to code, ADA compliance, sprinkler work, window installs).

It is much more difficult getting the zoning approved to ad a unit as opposed to reducing one.

@Marc Belisle you can try different apps but heres a few old school tips to help you1) Get two pay stubs from the last 60 days or a verifiable letter of employment2) Ask for copy of the most recent W-2 (if the tenant didn't just start the job)3) Have them submit a copy of their credit report not just the score but the actual report so that you can view payment history balances etc.4) Ask for references fro their last two landlords (not the current one he may tell you the tenants are great even if they are problematic just to get them off his hands)Lastly you can make your ad as specific as you'd like but partner with your attorney to make sure that it doesn't accidentally include any language that can be viewed as discriminatory
