Try to get some other tools of the trade like maybe learn how to do home repairs, (plumbing, electrical, carpentry and painting) you can get a job working as a helper for a local home improvements company or see if you could help out a local REI investor in exchange for showing you the ropes.

@ Karen Margravecould you clarify something perhaps California-specific for me:so if I hired an HVAC company and they send me a insurance certificate, but on the day of the installation I find out that out of 4 guys that show up only their foreman is licensed, and the helpers aren't - i verbally asked them - is that "legal"?

Not only that but there's a hundred other guys trying to do the same thing.Rehabbing it yourself is expensive in that it eats up your time, you'll still have to hire a helper who may or may not flake out on you or steal all your tools and unless you have a lot of experience it's gonna look amateur.You may not be able to foresee problems that an experienced GC would spot a mile away.I'm no stranger to swinging a hammer, trust me, but on this property I just acquired I have a GC handling the whole thing.
