-JoeIn PG county any of the areas you mentioned are perfectly fine, I think Hyattsville and College Park have the most upside.In D.C., Riggs Park all the way, one of the nicest areas under 1 million dollars in the the city (No nightlife though).

Accum.Keep the property for sure and buy properties in gentryimg areas of the city and suburbs, (Ne dc, route 1 and 50 in pg and Georgia ave and Gaithersburg in moco are my favorite for long term growth.)
