(And I would tell you to not buy a property that doesn't cash flow unless you have significant resources behind you that could absorb anything that could come at you - like replacing a $5,000 AC one month followed by replacing a $1,000 hot water heater the next).

Not siding with the contractor, but as an investor you will have to learn to understand costs better and when it doesn't seem possible for the contractor to complete the work at the stated quote its best to walk away.

Regardless, just because these properties are trading doesn't mean they're good investments for your aims, so just focus on the numbers you need and keep on keeping on.One piece of advice is to maybe ease off direct to seller marketing and focus on networking with wholesalers and agents.

.: In a prior post from about 2 months ago, Kerry Malarkey and Nathan Gesner mentioned a small landlord is exempt from FHA requirements requiring the acceptance of emotional support & assistance animals if one of the following is true:"Owner-occupied buildings Properties with four units or fewer that are owned and lived in by the ownerSingle-family homes Homes that are sold or rented without a broker by the owner, as long as the owner doesn't own more than three at once" (Quote from Nathan's reply))https://www.biggerpockets.com/forums/52/topics/1219359-pitbu...Given this, if a landlord does qualify for the exemption, what exactly does this mean?
