You could point out winter is almost over, if that have concerns about freezing still (assuming property is in DE) you could ask "what if we delayed closing until it warmed up so you would not need to worry" - just be sure you get an extended out if you do that.

If someone is handing you a cold lead that you have to pay for in one way or another that you have to make warm you might as well be out there generating your own leads than working the same amount for 30 to 50% less money.
