To your point - it is actually sad the government can't set up an efficient system so we real estate investors who want to help under-served areas (i.e, Chicago) could do it easier. 

It was so shady, since the new Loan Estimate in their system just needed me to view it in order to confirm it.  

I am currently just installing a fence and roads and doing off grid water and power and laying out my system.

When you raise the rents be sure to tell the tenants that the reason for the increased rent is the tax bill so maybe they will vote more often to cut out the city excess crap like the hotels for the homeless. 

Hi All,So we got hit pretty hard from Hurricane Ida and need to replace two full HVAC systems in our Triplex.

@Max Emory Does it make sense to pay a bookkeeper to track your finances in Quickbooks over a shadow system (I use Stessa and a google drive for tracking my finances)? 

Property manager is also arranging a 2nd contractor opinion.As for new units, in my experience, I can get a new 3.5-ton split system either Goodman or Rheem from a source out of state for $2,200.  

Repaired the sprinkler system and revived the dying mature trees on the property.
