My best guess is they're building a buyer list without having any leads for properties yet.

The short term rental piece is very intriguing.  

I am in Alaska, the dark winters just aren't manageable for me anymore so I decide for mental health reasons its best to relocate.

You'd have to do some homework on market demographics & what highest & best use would be for the property.

I have had turns where things are recommended to repair based on the field operator and my property managers notes, and I would expect the professionals with eyes on the property to have the best opinion on when the inevitable concern arises.
