The moral of most of the horror stories will be:1) Real Estate does not always appreciate in value2)Screen your tenants3)Pan for the worst, hope for the best, reality will fall somewhere in between4)Screen your tenants5)Budget for maintenance and repairs, everything has a shelf life6)Screen your tenants7)don't over leverage yourself or your properties 8)Screen your tenants9)have more than one exit strategy 10)last but not least Screen your tenants

You could grill it, bake it, pan fry it, air fry it, boil it (gross, but an option) you see where Im going with this right?

. $100 for a toilet, and I could find a vanity for $150 easily.
