There's no incentive for him if the property gets sold for 210K or 250K as long as the mortgage balance covers the purchase price.Not all short sales are approved and you'll have to be very patient.

While you should be picky, you must also be patient.

And compared to most we can be patient since my wife and I have full time day jobs, we don't absolutely need to keep doing deals to put food on the table.By design our business model is to have properties with fully amortizing debt. 

Their really patient, reliable and knowledgeable. 

With that being said you have to be patient.

You may be able to get a good deal from listed properties by being patient and good negotiating.

I looked at over 50 before I bought my duplex in Minneapolis.Just be patient and don’t be afraid to make offers at the number that works for you.

There is nothing wrong with waiting for the right deal  the big guys do it and it is a lot safer that trying to “find a deal” just to find a deal  Be patient 

Maybe the dose of reality is what I need to keep me grounded and patient ;).
