Many times underground pipes burst due to age/decay, normal wear and tear, shifting clays/foundations, freezing, or because of a tree root. 

Recently, a neighbor’s tree fell onto my yard.

If so charge a fee to enter the hunting preserve.Plant trees along the shores and down some in the water to make fish hiding spots for anglers.Sponsor drag-boat races once a month.Rental pedal boats, call it courtship lake and have a wedding venue for rent with a view of the lake.Sell it to the YMCA to use as a summer swimming camp.If you own the land adjacent, build on that.Easier fish to fry than this project.Just my 2 cents...

Stuff like, "My tenant handed me a bill for $40 dollars for a storm window they say a tree branch fell and broke, what should I do?"

I am part of a network of STR investors all over the world (including the Smokies, Joshua Tree, and Florida) and everyone is having a hard time making the numbers work but the Poconos still hold strong.You definitely need to be careful with STR regulations but do your research and team up with a great realtor (@Mark Shay is a Rockstar) who understands/keeps up with the local meetings.

Is anyone else experiencing a slow down in the Joshua Tree STR market?

Also the driveway is part of a separate empty 0.25 acre lot that the seller wants to sell with the property. they're asking for 620k for the lot with property alone and has listed the property in the 850s when they were trying to sell it with the lot together. both lots still need cleared of trees, shrubs, need a fence.

You’re eventually going to run in to a desperate or professional tenant that hires a legal advocate or is given one for free.then you’ll really be up a tree.
