@Nina Grayson  Your post about making your own calculator on excel, including average rehab costs (and then adjusting based on the buyer's needs), and being willing to take your minimum fee really resonated with me.

That many units, at 50% LTV or less, there should be adequate cash flow to sustain the properties AND live off of cash flow.

This means each deal is self sustaining, and the profits are what moves forward, not backwards. 

They are sustainable and profitable.
