Every time I visit there is a new restaurant hotel or massive new residential building, 2 lanes into 4, massive infrastructure.

I previously worked at a busy corporate hotel in downtown Cincinnati and was always surprised to see bookings all year round between business travel Monday through Friday and the convention travel on weekends.P.s.

The better way to buy a property like this is to upgrade - if you ever played monopoly: four green houses to one red hotel.

Rental income is passive, but hotel and some short-term rental can be considered services income, not passive rental income.Any debt instrument used by an IRA or 401(k) would need to be non-recourse.

Hotels, rental cars, part of our flights are all tax write offs now.

I have reached out to several local conventional lenders who have all said a) this hotel is a great candidate for this project but b) their bank may not take on the project (not a hard 'no', more of a "we'd be more interested once its stable apartment rentals").Anyway, I know that's a lot of information but I'm curious to know if anyone here has done a deal like this, and if there's something major we are missing? 

Running an MTR is a bit like running a hotel - guests need things, stuff breaks, you've got to be on the ball.
