I bought it when I first started out, and it gave me a great framework of forms, procedures, etc to make it feel like I was running a business and not running around like a chicken with my head cut off (you still will, but you'll look better doing it!).

You can see from our history that we would have a hard time wrapping our heads around an $800K investment unless it came with 16 units.  

I recently connected with some other investors through some Facebook groups that are local in the area ( Hampton Roads, VA) and i was recommended to join the M1 Mastermind group and just got off of a ZOOM call recently with one of the head guys for our area.

We need a healthy down payment, but luckily with the shift in pricing we appear to have a lot of room between what's left on the current mortgage vs. what the property will most likely appraise for...The main problem I am trying to tackle in my head right now is if refinancing in July when we close in October/November (and we will need/use conventional financing for that home) really a good idea?

BP and the community have been such a wealth of knowledge and given so much advice from the very beginning when I was considering this as an idea in my head.. and here we are.Got back from Iraq around early May, had the cabin listed on all sites by June 18th, and now we are in July with 22 nights booked out of the month.

View some properties, walk around neighborhoods, pick a different area to explore each time you head out, spend some time in the area, you really learn a lot that way.

I think we are heading that way in general.But you would have about $3M of purchasing power with the 535K and change equity.

I’ve got a lot more books I’m going to read up on and will be looking for seminars to attend in my area as well as heading to a bank just to ask questions about loans, taxes, and how they work.
