She originally asked if she could stay longer because of her new situation, I explained to her (some won’t care) how I’m loosing money.

This may be an unpopular opinion on a real estate forum (especially given that two other agents posted before me), but you always want to have cash reserves for life's surprises.

My advice: don't buy it.You're trying to spend every penny you've got to put this deal together and then you won't have any money to deal with the little surprises life throws at us.Every property I've purchased had a surprise maintenance issue that cost me thousands within the first few months.

I heard @Brandon Turner make a comment in one of the podcasts that he was introverted and it surprised me as he seems very outgoing. 

I don't spend much time 'driving for dollars', as I have found that I don't stay focused.

@Lance Barnett I haven’t done any probate properties myself but I am not surprised by your assessment.

I was surprised when i found a local credit union with a commercial department offering 80% LTV.

We are considering staying in our current flip for two years. 

Next, do you stay at the 25% investment range, or go beyond that, to make sure you achieve your return expectation?
