What pieces of software do you use thats key to the local market that I should look into?

We make everything as simple as possible through our online software system where tenants can pay rent/make maintenance requests (which you can login and see as well).  

I am not a big fan of high cost software that runs on a desktop, I much prefer cloud apps, especially ones that sync and work seamlessly over multiple devices. 

Quickbooks or a management software like rent manager (which I use) is very helpful as well. 

Tenant attempted to pay the $1150 but PM’s software does not allow partial payments. 

Does anyone on here use anything to keep track of their rentals as far as income and keeping all the tenants info. I have 10 rentals now and am looking into something and wanted some guidance. I have heard good thin...

A lot of the info are public information but the software does a nice job presenting it.

Does the software database all the contact info it finds and automatically avoid contacting the same people twice, unless it's regarding different properties?
