If you're confident that you can essentially double your profit by doing a full rehab, if you're a full time investor and don't have other potential deals on the horizon (like you said, Phoenix is really tough these days), then you can probably make a case for doing the full rehab, even with all the frustrations and travel time.

Here’s the vision: the idea is to put an Airstream travel trailer (a camper) in our backyard and rent it out on Airbnb during the Fall, Winter and Spring.

They do a hard job and should free the owner's time up to do other things....like finding more deals, spending time with family, getting a good nights sleep, having a career outside of real estate investing, international travel, etc.Good luck to you.

It's certainly great to have additional options for guests, but already having 3 bedrooms going seems like the top of the market for the amount of people who are travelling and utilizing Airbnb.

I can travel because I have cash flow.

I will be there if I don't have to travel that week.

I sure hope to have lunch with them in the course of the next 10 years or so as our vacation and travel plans take us to their neck of the woods. 

With my team in place, I handle most decisions over the phone and internet and rarely travel there.

I have relatives there and travel few times a year.
