I used the VA loan so we are supposed to owner occupy, plus we are living in our fifth wheel at the moment and can't imagine spending another summer in it!

First of all, let me start by saying that I'm not upset about anything at the current moment and am writing this topic in more of a lighthearted mindset. 

If your only option is a VA loan, then patience is key and you will definitely be better off in the winter (off-season) for north jersey HOWEVER you have to weight those savings against rates rising (which are incredibly low at the moment). 

We are paying off somethings and saving at the moment, so doesn't need to happen right away just want to make sure I'm going about everything right.
