Check with the Planning and Zoning Boards to make sure no applications for any objectionable "use" are pending for your neighborhood. 

So you install a furnace, A/C system finding out your permit application (~$1000) is denied to operate but you installed the new systems.

These surfaces, if they contain lead need to be abated because they're surfaces that children can access or put their mouth on. 

I find my self constantly on the internet looking for the next "boom city" or a city that is in recovery on the rise or a city in a seller's market.

I would think this multiple might be applicable to other markets, but as with everything else in real estate, there are probably a lot more factors to consider. 

I have a side online business, self-employed, and my CPA suggested that I should open solo 401k with that business and move my SDIRA funds into this Solo K account since it's got better tax treatment around UBIT.I contacted IRA Services and Trust (custodian) whom I have IRA account with and they said in order to open Solo K, I have to establish my company's Solo K Plan and provide them with "Self Employed 401(k) Custody Agreement".They said I can hire a CPA or lawyer to do that.

Easy to self manage those properties. 

It depends on the tenant profile, generally likely-hood of a tenant self performing increases the smaller they are.
