What about getting into a roommate situation while you are renting and searching for the right multi? 

My roommate, (who i plan on partnering with) says that our first deal should be a fix and flip because we're looking to achieve a goal of around Twenty Thousand Dollars fast off a flip.

You are managing roommates or AirBNB guests.

When I spoke to the onsite property manager they said the current occupancy of the entire complex was roughly 75%-80% and all units were leased on a per room basis with a roommate matching program.

I don't believe roommates is one of the protected groups under the Fair Housing Act or Law.

What it sounds like you need is a "roommate" and just separate stuff.

(i would even gross 2,400 if I lived in it with 2 roommates.)

The loan essentially cost us nothing (except for dealing with a roommate), and we had an extra $300 in our pocket every month. 

Also to have a nice place to live that is my own without roommates. 

I have been living with roommates in rentals and have become motivated to do the same but actually own the place.
